Are you a Housing Association or Council tenant?
BBC News 04/11/2024 | Vulnerable tenants left ‘forgotten’ in unsafe homes. Vulnerable tenants living in properties managed by one of the biggest housing associations in the UK have told the BBC they are living in dangerous, dirty conditions, some without basic amenities such as a shower or secure front door.
If your council or housing association has ignored necessary repairs, making a claim is easier than you think. Thousands of tenants don’t realise their rights when landlords fail to carry out essential repairs. We can help ensure your landlord completes the necessary work within a set timeframe plus claim compensation for the inconvenience and distress caused.
There’s a six-year limitation on these claims, meaning you must act within six years of first reporting the issue. If the problem has lasted longer, you can still claim—but compensation will be limited to six years.
We do not run the claims process, but introduce consumers to selected law firms who will ascertain the validity of a consumer claim and then run the claim if it meets their criteria.
You don’t have to use a claims management company to make a claim you can complain directly to your landlord for free, and if not successful, you may be able to make a claim using the Housing Ombudsman Service.
Living with damp and mould can be distressing, leading to unpleasant odors, damage to clothing, and serious respiratory illnesses, especially for young children and vulnerable individuals. Landlords often blame tenants for condensation issues, but this is not always the case. Our expert surveyors can assess the root cause and determine if you have a valid claim. If you believe your lifestyle is not to blame for damp or mould, contact us today.
Cracked, brittle, or crumbling plaster often indicates penetrating or rising damp caused by faulty brickwork or external wall damage. If left untreated, this can worsen over time. Your landlord is responsible for both repairing the internal plaster and fixing the external brickwork to prevent further issues.
If your home includes a boiler and central heating system, your landlord is responsible for ensuring it remains in safe working order, providing sufficient heating and hot water. You should not have to endure a cold, damp home, legal protections exist to hold landlords accountable.
Faulty windows, failed double glazing, and poor insulation can lead to excessive heat loss, condensation, and water penetration. This can create an uncomfortable living environment and impact your health. Your landlord is responsible for repairing defective windows if they refuse, you may have grounds for a claim.
Electrical safety is a legal requirement. Exposed wires, damaged outlets, or faulty electrical systems can pose a serious hazard. If your landlord fails to act, you may be able to take emergency court action to force necessary repairs. Additionally, if the ventilation fan in your kitchen or bathroom is broken, your landlord must fix or replace it to prevent excessive condensation and damp-related damage.

No, there are laws in place protecting tenants from being evicted for starting a housing disrepair compensation claim against their landlord.
